RALEIGH, NC – Dewitt Carolinas, Inc. today announced a major surge in leasing momentum at The Exchange Raleigh, its 40-acre mixed-use development in Midtown Raleigh. Over 91,000 square feet of premier office space has recently been committed across 1000 Social and One Renaissance, driven by strong demand from leading legal, insurance, financial, security, and healthcare firms.
The landmark commitments reflect a total of over 45,000 square feet at 1000 Social—the flagship 12-story office tower at The Exchange—and over 46,000 square feet at One Renaissance, the newly renovated six-story office building situated within the campus.

The latest leases at 1000 Social—which include Baker Donelson, Highstreet Insurance & Financial Service, Edward Jones, and a national engineering firm—reflect the growing demand for modern, wellness-focused office environments in Raleigh.
“Highstreet Insurance Partners is deeply committed to providing an exceptional work culture for our team, and 1000 Social aligns perfectly with that vision,” says Alyssa Rockwell, President, Southeast Region at Highstreet Insurance. “The Exchange offers a seamless blend of state-of-the-art office facilities, green spaces, and health-focused amenities that enhance our daily employee experience. We are thrilled to make 1000 Social our home in Raleigh.”
Leasing momentum extends across the campus to One Renaissance, where a diverse mix of commercial, healthcare, and professional services tenants have also secured new spaces. Recent additions to One Renaissance include flexible workplace provider Regus, clinical research organization CTI Clinical Trial Services, accounting and advisory firm Mauldin & Jenkins, commercial electrical contracting services provider L.L. Vann Electric, Inc., insurance brokerage Relation Insurance, global security services provider GardaWorld, senior living developer KISCO Senior Living, and legal firm Schmeiser Olsen.
CBRE’s John Brewer, Ed Pulliam, Brad Corsmeier and Hastings Jones handle leasing on behalf of Dewitt Carolinas. “The Exchange Raleigh has established itself as one of the most compelling office destinations in the Triangle,” shares John Brewer, Executive Vice President at CBRE. “The combination of the highest quality Class A office space, well-planned amenities, and an activated community environment continues to resonate with tenants as they make decisions about where and how they work. The volume and caliber of recent leasing activity at The Exchange reflect strong demand for workplace environments that support employee health and engagement, help attract and retain talent, and provide companies with a foundation for long-term growth.”

The rapid office leasing velocity coincides with the August 14 grand opening of Pranzo and the recent announcement that Café Royale will fill the 1000 Social lobby coffee shop space. Founded by Chef Michael Bongiorno—creator of Raleigh’s beloved Bongiorno & Son—Pranzo brings casual Italian dining, curated wines, and an authentic aperitivo hour to the ground level of 1000 Social. Café Royale, which is slated to open in late September, will offer morning coffee, evening cocktails, and all-day French bites from the team behind Peregrine and Capulet Cocktail Club.
Pranzo joins a rich lineup of culinary and nightlife destinations already shaping the ground floor retail:

Directly outside 1000 Social’s doors, the interim park space at The Exchange has established itself as Midtown Raleigh’s premier outdoor gathering hub. Featuring pickleball courts, a dog park, shaded dining areas, and expansive lawns, the park hosts regular community activations focused on fitness, music, and mindfulness.
“The momentum we’re seeing across 1000 Social and One Renaissance is a direct reflection of our vision for The Exchange Raleigh,” says Casey Pernell, Vice President of Dewitt Carolinas. “From welcoming top-tier regional and national companies to seeing Pranzo open its doors and neighbors enjoying our park activations, The Exchange has quickly become the active, vibrant heart of Midtown. We built this campus to bridge the gap between high-performance workspaces and balanced, wellness-focused daily living, and we couldn’t be prouder to see this community thrive.”
Following the success of the inaugural Midweek Mix outdoor concert series that took place earlier this summer, the park is set to host the Sunday Reset Series starting Sunday, Sept. 13. This recurring weekend experience invites community members and office tenants to recharge with outdoor yoga, sound baths, and wellness workshops led by local instructors.
