Dewitt Carolinas Expands Investment in Greenville with Carolina Crofts – The First Agrihood Community in Eastern North Carolina

GREENVILLE, NC – Dewitt Carolinas, Inc., a Raleigh-based real estate development firm known for its transformative projects, including the 40-acre mixed-use development The Exchange Raleigh, is making headlines once again—this time in Greenville, NC. Through its Renaissance Lifestyle affiliate, Dewitt Carolinas has acquired more than 200 acres off N.C. Highway 43 near U.S. Highway 264 to create Carolina Crofts, a thoughtfully designed residential community that fosters healthy living and a deep connection to nature. 

At the heart of Carolina Crofts is the agrihood concept—an emerging real estate trend that integrates green spaces and homegrown food into residential living for those seeking a healthier, more sustainable lifestyle. Unlike traditional master-planned communities built around golf courses or clubhouses, agrihoods emphasize nature, fresh food, and wellness, offering residents the opportunity to grow their own produce while enjoying modern amenities. The first phase of Carolina Crofts will include 489 homes developed in partnership with Ryan Homes, a subsidiary of NVR, Inc. The community will offer housing options for both first-time homebuyers and those looking to expand.

Approximately half of the homes will be ranch-style residences, ideal for retirees and those seeking single-level living, while the remaining homes will feature traditional two-story designs. Home sizes will range from 1,100 to 2,500 square feet, offering a variety of layouts to suit different lifestyles.

Site preparation is already underway, with Rivers & Associates serving as the project engineer and Tripp Brothers handling site work. The newly acquired land was purchased from Ironwood Development. Dewitt Carolinas’ expansion into Greenville reinforces its long-term commitment to the region, following previous investments including The Jolly Roger, a high-end student housing community at East Carolina University (ECU), and the 2018 acquisition and enhancement of Ironwood Golf and Country Club.

Since acquiring Ironwood in 2018 through its Renaissance Golf Group affiliate, Dewitt Carolinas has enhanced the course with a new practice facility, upgraded greens, and forthcoming additions such as pickleball courts and an improved pool. The club also serves as the home course for ECU’s men’s and women’s golf teams.
